What is the age restriction?
At least one resident per unit must be 55 or older, and no full-time residents under 18 are permitted. This is a qualifying 55+ community under the Housing for Older Persons Act (HOPA). Verify current occupancy guidelines with Beazer or the HOA before writing an offer.
What does the HOA fee cover?
The monthly HOA fee (~$653 as of early 2026 — verify current amount with Beazer) covers cable TV, internet/Wi-Fi, building exterior insurance, elevator maintenance, common area landscaping and maintenance, pest control, and trash. It does NOT cover your unit's interior contents insurance or utilities inside the unit.
Is there a CDD at Gatherings of Lake Nona?
No CDD fee — a notable advantage over most new construction in Lake Nona and the broader 417 corridor, where CDDs of $1,500–$3,000/year are common. The community amenities are funded through the HOA rather than a separate CDD structure.

Are new-construction units still available?
