What you'll get back
- A price range, not one number. I'll show you the realistic list range (high-confidence sale window) plus a “test the market” upper range so you can decide your risk tolerance.
- The comps I used. 3-5 recently-sold homes within a half mile with square footage / bed-bath / feature adjustments shown. Plus 2-3 active competitors so you see what buyers are weighing.
- A net-proceeds estimate. Ballpark what you'll walk away with at closing after commission, seller-paid costs, remaining mortgage, and typical closing items.
- Honest prep recommendations. What would move the needle ($5K paint job, landscape refresh) vs. what wouldn't (kitchen remodel, pool resurfacing). I won't suggest work I don't believe pays back.
